What is a Right to Buy Valuation?

Tenants of local authorities and registered social landlords who meet certain criteria have the Right to Buy their home with discount on the purchase price. When you apply to your landlord to exercise your Right to Buy, they will send you an offer letter within 8 weeks of acknowledging your application. The letter will show their valuation of the property and give a summary of the property condition with any structural defects.

RICS Report for Right to Buy

Obtaining a Right to Buy valuation from an independent RICS Registered Valuer enables you check whether or not your landlord’s valuation is fair and correct.

Your report would be drafted by an independent surveyor who is RICS registered, which you can use to challenge the landlord’s offer and you can make an appeal to the District Valuer. A Right to Buy valuation also includes a brief overview of the condition of the property generally, which may be of use if incorrect claims are being made as to its condition.

Full Building Survey for Right to Buy

It is worth noting that a Right to Buy Valuation only gives a brief assessment of the property condition. If you want more detailed information on the condition of the property including the structure of the property costs of any repairs and maintenance you may undertake yourself after the purchase you may want to consider a Full Building Survey.
