Valuation of ATED

What is Probate?

What is the valuation of the Annual Tax on Enveloped Dwellings (ATED)?

If your company owns a dwelling house in Manchester and the value of that dwelling house exceeds £500,000, then it seems that your company will need to pay Annual Tax on Enveloped Dwellings (ATED).

Failure to submit your ATED return incurs penalties. An up-to-date valuation of the property now has to be carried out at least every 5 years. Call us today to talk to our panel of RICS registered valuers, who can save you money on your tax liability, keep you within the law and avoid the pitfalls of inaccurate ATED returns.

Properties Not Under ATED

Properties not classed as dwelling under ATED include:

  • Care homes
  • Student halls
  • Hotels
  • Hospitals
  • Guest houses
  • Boarding school accommodation
  • Prisons
  • Military accommodation

Section 19 of the ATED technical guidance explains more about the definition of “dwelling”.

Why Might you Need a ATED Valuation?

The value of your property will set your ATED liability for the current year, which applies for the next 5 years. After 5 years have elapsed, you are legally obliged to have another valuation – though since your property value will have risen since the last valuation, it will not only be necessary to comply with the law, but also be wise to have another check on the value of your property for your own knowledge.

So if you last had a professional valuation on your property back before 2019, you too will require an ATED or RICS valuation in the spring of 2024 to find out how much you need to pay in ATED fees in the 2024 tax year. Thankfully, however, complying with the law is not the only benefit of obtaining an ATED valuation.

How much ATED Should I Pay on Manchester Properties?

If your company is an owner of a residential property and it worth more than £500k then the government charges ATED (Annual Taxation of Enveloped Dwellings).ATED is a yearly annual tax applicable to residential properties that are considered as ‘dwellings’, residential properties, which are both wholly or partly as a residential resource.
