Schedule of Condition

The Schedule of Condition is an addition to the Assured Shorthold Tenancy (AST) Agreement. It will effectively document the property’s condition before work begins, using a written record usually accompanied by photographs and/or sketches. This will serve as evidence of the property’s condition before the work begins and be used where needed.

In addition to homeowners and landlords, tenants, or those leasing a building often request a Schedule of Condition. A Schedule of Condition is sometimes necessary before granting a Party Wall Award. It is also relevant when liability for a premises is going to change, such as in a letting or leasing situation.

Why is a Schedule of Condition Required?

A detailed Schedule of Condition provides a ‘snapshot’ of an individual area, detailing any type of damage—new, old, or notably pre-existing, that could affect the area’s appearance or function. A Schedule of Condition is used by the contractor, tenant, or a third party to confirm that an area is in good condition or if it has undergone repairs or alterations. Later on, it can be reviewed to distinguish between damage that is new and damage that existed previously.

What is the Schedule of Condition used for?

A Schedule of Condition serves a variety of purposes, but generally, it covers the areas and items that can be affected by an event, such as a change in occupancy or a construction project. For example, if a tenant is about to vacate a building, a surveyor would do a Schedule of Condition that would cover more of the building than if the Schedule were done for a minor Party Wall issue. But both would record something at an almost identical level of detail. Whatever the surveyor can see on the day is recorded in the Schedule of Condition.
