Construction Project Management

Construction projects rarely fail because of bad luck — they fail through undefined scope, unmanaged change and nobody holding the programme. Manchester Surveyors provides construction project management led by chartered surveyors, giving building owners a single accountable professional from feasibility to handover.

Construction Project Management - Manchester Surveyors

What We Manage

  • Feasibility and budgeting — realistic cost plans before you commit, informed by current market pricing rather than optimism
  • Design team coordination — appointing and steering architects, engineers and specialists, with our in-house structural engineering capability where needed
  • Procurement and tendering — contractor selection, tender analysis and contract recommendation suited to your project’s risk profile
  • Programme and progress control — milestone tracking, early-warning reporting and decisive handling of delay
  • Cost control and change management — valuations, variation control and cashflow so the budget survives contact with reality
  • Quality and compliance — inspections against specification, coordinated with clerk of works services on larger schemes

Projects We Take On

Residential refurbishments and extensions, block refurbishment and major works for management companies, commercial fit-outs and small developments — typically £50k to £5m, across Manchester, the North West, London, Birmingham and nationwide.

Why a Surveyor-Led PM

Chartered surveyors bring the two disciplines projects live or die by: cost intelligence and defect awareness. The same expertise behind our building surveys and dilapidations practice means problems get spotted on site — not at final account.

What Our Project Management Includes

Construction project management from Manchester Surveyors covers the full arc of a building project: defining the brief and budget, assembling and coordinating the design team, running the procurement and contractor selection process, chairing progress meetings, managing change control and keeping cost reporting honest through to completion and handover. For most clients the value is simple — one accountable professional whose only interest is the project being delivered on time, on budget and to specification.

Typical Projects and Fees

We act for commercial occupiers on fit-outs and refurbishments, landlords on repair and upgrade programmes, and private clients on substantial residential works — typically projects from £50,000 to several million pounds across the North West. Fees are agreed at the outset, either as a fixed sum or a transparent percentage of construction cost, and we are equally comfortable working alongside your existing contract administrator or providing the full service, including development monitoring for funders.

Do I need a project manager or a contract administrator?

A contract administrator operates the building contract; a project manager runs the whole project around it — brief, team, budget, programme and risk. Small works often need only a CA. Larger or multi-consultant projects benefit from both roles, which we can combine. Call 020 4579 8270 and we will tell you honestly what your project justifies.
