Loft Space Valuation

Unused roof space is one of the most overlooked assets in a building. Top-floor leaseholders can often buy the loft void above their flat and convert it; freeholders can sell it; developers can turn dead space into an additional storey. Every one of those transactions needs a defensible price — which is where a professional loft space valuation comes in.

Loft Space Valuation - Manchester Surveyors

When You Need a Loft Space Valuation

  • Buying the void from your freeholder — the classic top-floor flat scenario: the loft has little value to the freeholder but transforms your flat’s size and value
  • Selling roof space — freeholders and management companies pricing an asset that has no direct comparables
  • Lease variations and licences to alter — supporting negotiations where demised premises are extended into the roof. See our licence to alter service
  • Development appraisal — airspace and rooftop development schemes on larger blocks

How Loft Space Is Valued

Roof voids are not valued per square foot like living space. The recognised approach is a marriage value calculation: the uplift the conversion creates in the completed flat, less conversion costs and profit allowance, with the landlord’s share negotiated from that surplus. Our RICS Registered Valuers assess:

  • The realistic post-conversion value of the enlarged flat, from local comparable evidence
  • Conversion feasibility and cost — informed by our loft structural design practice, so the numbers reflect what conversion genuinely costs
  • Lease terms, rights and constraints affecting the space

When a Loft Valuation Is Needed

Loft space valuations arise in two main situations: leaseholders buying the loft space above their flat from the freeholder (to convert it), and freeholders wanting to know what that airspace is genuinely worth before selling it. The value is driven by development potential — what consent the space could obtain, the value it would add to the flat, and the deal structures typical for the building type — not by floor area alone.

How We Value It

Our RICS Registered Valuers assess the realistic conversion scheme, the gross development value it would create, build costs and risk, and derive a defensible figure for the airspace or loft demise, presented in a Red Book compliant report suitable for negotiation or lease variation. Where the purchase forms part of a wider lease deal, our lease extension and freehold valuation teams handle the combined position.

Roughly what is loft space worth?

Commonly a proportion — often around a third — of the uplift the conversion would add to the flat’s value, adjusted for costs and risk, but building-specific factors move this substantially. A fixed-fee valuation replaces guesswork with a figure you can negotiate on: 020 4579 8270.
