What Does an EWS1 Surveyor Do?

An EWS1 surveyor is a suitably qualified professional who assesses the external wall system of a residential building — cladding, insulation, balconies and attachments — and signs the EWS1 form lenders rely on. The inspection reviews the materials used, how they are fixed, and the fire risk they present, following PAS 9980 fire risk appraisal principles. For many Manchester buildings the outcome is an A-rating confirming no remediation is needed; where combustible materials are present, the form records whether remediation is required before lending can proceed.
