What Development Monitoring Covers
Development monitoring protects the party funding a project — a bank, private lender or investor — by verifying, before each drawdown, that the scheme remains buildable, on budget and on programme. Our monitoring reports cover an initial appraisal (planning, contracts, warranties, insurances, cost plan and cashflow) and then regular inspections aligned to drawdowns: work done against work claimed, quality observed on site, variations, programme slippage and residual cost-to-complete.
Who We Act For
Primarily lenders and mezzanine funders on residential and mixed-use schemes across the North West, and occasionally private clients funding a build for a family member or a joint venture. We work to the lender’s reporting template or provide our own, coordinate with the employer’s agent where one is appointed, and flag problems early enough for the funder to act — the whole point of the role.
How often are monitoring inspections needed?
Monthly is standard, matching monthly drawdowns; simpler schemes sometimes justify visits at key stages only. The initial appraisal is the most detailed report; thereafter reporting is concise and exception-led.
