Interior

  • Timber streaks: these indicate mould from moisture seeping through the roof. 
  • Sagging: if your roof is sagging, that’s a signal that something is seriously wrong. The problem may be with the roof itself or with structural support issues. 
  • Water leaks: the most obvious sign you’re having issues with your roof. The could be due to open joints or broken tiles.
  • Illumination: visible light streaming into the roof space indicates that there are penetrations in the roof—whether holes, cracks, or seams. 

Exterior

  • Tiles are damaged: these may be cracked, slipped, or missing, and thus need fixing or replacing.
  • Older roofs: a roof over 20 years old typically requires replacement.
  • Moss and mould: this indicates moisture damage, which can cause rotting. 
  • Debris in the gutters: Roof deterioration might show itself in the gutter with pieces of roof tile and shingle.
  • Ponding: if water is collecting and not draining away, then the roof is not functioning as it ought to. 
  • Loose guttering: the roof could be affecting the gutter fixings (connections to the roof).
  • Loose flashing: if the lead work is coming away, then this will need fixing or replacing. 
  • Undulations: dips or bulges in the roof mean a compromised structure, which could collapse if it were to sustain a severe event.
